After lots of searching, and a little looking in-person, found a home for me & the horse. Double-wide trailer, 5 acres, four horse stalls. Needs new kitchen counters & fence repairs immediately, with other things I can look at for a while & fix later (like carpeting & laminate flooring).
Already know the seller won't do the repairs - personally spoke with him Sunday afternoon, and we tentatively agreed on a price. Called the loan office (recommended by the real estate agent b/c all paperwork had been started by this office for a previous contract that didn't get completed). Turns out by TX law I can't get the repair cost estimates included in the loan - which was my original thought. (Get a loan for a little more than the price I offered the seller, use the extra cash for immediate repairs prior to moving in.)
Anybody had experience with this sort of thing? Only suggestion the agent had was to put down more earnest $ "and tell the seller that the $ is to be used for repairs prior to closing", but if I would do that, and the deal breaks, I've lost the extra earnest $. I'd rather keep the cash & do it myself. Since I know the seller won't do the repairs, I don't have the budget for a contractor to go out & repair fencework.
