I bought a a house a year ago, had it inspected and everything, I just discovered two cracks in the living room one right on the side of the fireplace, the second about 5 feets to the right, right along a corner. When you look closely at it you can tell that the cracks existed before and they were just covered which I did not see since the house was freshly painted. What should I do ? thank you for your help?
The best thing to do is get an inspector out to look at it, some cracks are just cosmetic but others could indicate structural issues and sometimes it can be hard to tell the difference. However, if it's that obvious that the cracks were there and covered up then your original home inspector should have probably noticed them, although it's hard to prove whether they were obvious enough at the time that he should have caught them. But maybe he'd be willing to come out for a reduced fee and take a look at them to make up for missing them last time.
