Put our house in PA on the market after we moved out and into our new home about half an hour away. Wanted to put it on the market after we were out so I wouldnt have to deal with having people in and out of the house while we were living here, and also because it was a smaller house, and we had originally moved there from a much larger house, so everything was crowded. After we moved out, I hired a cleaning service to come in there, and the place was not only clear of all furniture etc, it was immaculate.
Put it on the market for the average price of homes in the neighborhood. The h ouse is 50 years old, and most of the houses int he neighborhood our comparable, except our house had central air, and a number of upgrades many other houses on the market didnt have.
Twice, people had given us offers that we accepted, both times the deal fell through because the buyers couldnt get financing. The h ouse had been on the market 3 months (not full months because each time we had an offer on the table that we accepted, the home was taken off the market till the deals fell through...So the house was actually only actively being shown for about a month and a half of the 3 months. This was also during the winter months when home sales here slow down alot. Come early April, we get an offer for our asking price, but the buyers wanted 4 percent cash back. We agreed, but with the stipulation that they be prepared to close on April 30th, because I didnt want the house off the market any longer then that if these people couldnt secure credit.
Up until April 27th, I am told everything is fine. I should also mention that our agent is also acting as the buyers agent. She was also our agent when we purchased the house we are in now.
On the 27th I get a call that all of a sudden the bank the couple was going with has pulled out of the deal. I had assumed there was a problem with their credit in the first place when they asked for the 4 percent cash back. They had also needed our home inspection report from the year prior (when we purchased the home) because they couldnt come up with the 600.00 required for one. This was a very inexpensive home-we had been asking for 147,000. The agent is telling me that theya re actively working on securing another mortgage so they could close on the 30th. Needless to say I was furious because I knew the agent had to know there was a problem previously and only just decided to mention it to me. She had also told us to come inthe following day to sign some papers so that in case the clsing could happen on the 30th, they could do it without my husband being there because he did have to work. We drive over to the office that morning, keeping my 2 kids home from school because we had to be at the real estate office at the same time my kids get picked up by the bus (they are 3 and 4), and go to the mall to sign papers. YTo add to the aggravation, we had to walk from one side of the mall to the other because all the doors were locked until we found an opening because this was b4 regular mall hours. We walk in there, and the agent has a look of complete surprise to see us, then she realized we were thee to sign the papers she told us to come in to sign the day before. She didnt have the papers, and had no way of getting them at that point. Needlesss to say, I was angry at that point-not just because we were completely put out by having to come in to sign at that ridiculous time (7AM), but because she had totally forgotten about us-AGAIN)...She then told us if the deal was going through she would fax us the papers to sign...
So the buyers, surprisingly enough were able to secure a mortgage. I believe it is because they went through a mortage broker, and the brokers own bank was willing to put it through-BUT they dont allow more then 2 percent cash back-so that means, we are walking away with more money...OK, that made me feel alot better. Papers get signed, keys exchanged, check sent to me overnight because we werent at the actual closing-thats the end of it-or so I thought...
I get a phone call this morning, 19 days after we close from the agent telling me that the buyers have found some problems with the house, they are really strapped for cash, and although they know we signed the papers already and its a done deal-can we give them 2500.00 to take care of these problems? I can't believe Im hearing this. the agent tells me she didnt even want to call because she couldnt believe tjhey would ask either but she had to call because they asked her to. Turns out-the things they are complaining about are-Improperly installed phone lines and jacks, garage floor paint peeling, improperly installed light fixtures in basement, Central air conditioning has heavy dust and debris in filter, heater needs service and gaskets need replacing, and the refrigerator light switch is broken...First off all these things are obvious-if they had a problem, they should have brought it up before making the deal...Second-this is all normal wear and tear and part of owning a home-this is their first home, but they should understand that without bothering me...and third-if they are having problems affording a home they should have thought of that before looking for one-or they should have looked at price ranges they could afford.
The house I purchased has needed extensive work. AND all new appliances because whatever the people didnt take with them was beyond repair. I knew this when I purchased the house and planned accordingly when I made them an offer...
Needless to say, I just called the agent back and told her to tell them to forget it (in not such a nice way)...I would understand it if they had a problem like termites, or the AC not working (which is the problem I am having at the house I just purchased) or something major that we didnt disclose-but the light in the fridge doesnt work????People are ridiculous...
