I've placed an offer on a home built in the 50s. It's been on the market for 3 mos. (unusually long for this area: Eugene, Oregon). I understand dry rot can be a common problem here because of rain/moisture & have read about what it is. Went by the house to look at it again after the offer was made & the neighbor said the owner knows there is a dry rot problem of some sort, but she doesn't know details.
The seller has already paid for a pest/dry rot inspection (although I haven't seen it yet).
The offer expired before the seller had a chance to view it. If we extend the offer, we intend to change it so the seller pays for the inspection.
Question: How much is "too much" damage? If it has somewhat minor dry rot around the windows but not the walls or foundation, how expensive can it be to have it repaired? Should I be worried?
