I just moved into a house in an area prone to flooding. Fortunately, we were unaffected (save minor inconveniences outside the realm of this forum) during this last bout of flooding... the worst in 100 years. So why am I worried?
Well, I know nothing about drain tiles, except what the Realtor told me when I bought the house. To wit, that this is a system of clay tiles and pipes that drain excess water off (eventually) into the storm drain. I have a HUGE cistern in my basement with a big flange-like appendage with a bunch of holes in it. This is a drain that siphons water off into the storm drain after the water reaches a certain height.
So I get that much. What kind of maintnance does this kind of system need? This house has been empty for two years, with virtually no maintnance save what was obviously needed. Who the heck do I call for this kind of thing? A plumber? A landscaper? My guess is a drain specialist, but I haven't seen one around here. Ironically, my regular plumber in my old residence was such a person. Heh! I'd ask him, but if doctors don't know anyone one state over, I'm guessing I'd have the same luck with drain specialists.
Since it's dealing with water on the *outside* of the house, I have no idea. The only reason I'm posting it here and not in "outdoor living" is because it deals with water and connects to the storm drain directly.
Third, I'm worried that this cistern might get mosquitoes and whatnot inside. My basement door stays open so my cat can get to the litter box. Since the cistern has a nice big heavy lid on it, my cat can't get down there.
I also have sub-questions that are only marginally relevant in this discussion topic.
Will my landscaping plans effect my drain tiles? Can I find out how deep they are? What about all those trees that the previous owner planted about indiscriminately? (I love trees, but they were put very close to the house) I would think that tree roots would wreak havoc with such a system. Also, I have a watering system that may or may not run off of this cistern. I'm thinking not, since I can't find a pump anywhere near the cistern that would pump the water to the watering system. So why save water inside the house at all? Why not drain it all into the storm drain?
