i desperately need a half bath on the first floor of our house- we have been puttin it off because there is no easy location. I cant spare any space in the already small kitchen or living room, and I have no hallways and only one large closet- it makes sense to add onto the closet and make a half bath- thing is the access to that closet is off the dining rm and the access to it cant be moved because of a wall containing ductwork and plumbing on one side and kitchen cabinets on the other. the door to the bathroom would be at the beginning of the dining rm - adjacent to doorway to the kitchen, but still only a few feet away from the table.
The dining rm location is fine for me - the dining rm is slightly larger than many other houses in my area , thing is im kinda concerned that others might think of it as a awkward location to enter a bathroom- I do plan on selling my house in the next year or so and dont want to do anything that would really turn off buyers.
On the other hand - there only one bathroom in the house and its upstairs- thats more of a turn off to me.
So what do ya think? anyone find it so disquisting to have a bathrm off a dining rm that they wouldnt buy the house?
That definitely wouldn't be my first choice of locations for a bathroom, but if you don't currently have a bathroom on that floor then it may be better than nothing. But since you're planning on selling soon, before you do anything I'd recommend talking to a couple local realtors and get their perspective on whether you should do it or not. Unless you're going to do all the work yourself I doubt you'll get your money back on it, but it could make a difference on how fast your house will sell especially if most of the houses in your neighborhood have a half bath on the first floor. But if nobody else has that half bath then it won't be hurting you not to have one, and putting one in with the awkward location probably won't help you that much so you'll just be throwing away your money.
or...make it so that it is easily removable. My Mom did that when my grandparents needed a first floor bathroom. They put it right in the middle of the sewing room but made it so it was easy to be all removed when it was time to sell the house.
Is there any way to go to an outside wall and add on a bathroom there? We're currently add a master bath onto our home. It won't be large (7x12) but it's almost 3 times the size of the current teensy-tiny "master" bathrom we have (which is under 4' deep and about 6' wide...barely large enough for a toilet, pedestal sink and small shower.)
Even though it involves expanding the footprint of the house, running new plumbing and electrical, brickwork, tilework, etc., the price per square foot was very reasonable (especially considering it also includes converting the old bathroom space to a decent-size closet, and knocking out the wall of closets, which will expand the bedroom another 30 inches and give us a usable wall, since currently it's all mirrored closet doors.)
